The building project in question is located in a highly prestigious position on the Marina di Ravenna seafront, directly overlooking the main promenade, which is the beating heart of this seaside resort. This strategic location, together with the area's established tourist appeal, gives the project great potential in terms of urban, economic, and landscape enhancement.

The initiative involves the demolition of the current accommodation facility known as the Ex Hotel Pineta, which is now obsolete in terms of functionality and energy efficiency, and the subsequent construction of a new modern and sustainable building, divided into an integrated residential and tourist complex.

The new building will comprise a total of 37 residential units, divided as follows:

  • 14 apartments for residential use, designed for permanent or seasonal occupancy;
  • 23 apartments in a Tourist Hotel Residence (RTA), intended for short stays and accommodation activities in accordance with current legislation.

This type of project falls within the Condhotel model, governed by the regional regulations of Emilia-Romagna (P.G. 233674/2022 of 10/11/2022), which allows and regulates the construction of mixed-use structures, with an indicative proportion of 40% for residential use and 60% for tourist use.

From an urban planning and architectural point of view, the project represents a significant urban regeneration initiative. Replacing an inadequate structure with a contemporary building will improve not only energy performance and accessibility, but also aesthetic integration with the surrounding context. Furthermore, the adoption of the Condhotel model allows for the combination of economic development and land use control, in line with the principles of environmental and social sustainability promoted by regional policies.
