The project

"Terrazze sul Mare" is Tomasi Real Estate's first project to embody the company's new vision, which aims for verticality with a "green" perspective. Standing 36 meters tall, the building rises from the ashes of the historic Hotel "Conca del Lido" in Lido degli Estensi (Ferrara) on Viale Pascoli and boasts 12 floors covering 4,500 square meters. This new evolution in tourist accommodation features apartments with high-quality finishes, elegant furnishings, all mod cons, and spacious rooms, but above all large terraces, hence the name "Terrazze sul Mare."

The entire structure is geared towards a new concept of "living" in a beach house, a home equipped with all the many comforts we already enjoy in our daily lives and which we do not want to give up. Added to this is the added bonus of being by the sea and being able to see and enjoy it from the large terraces, in complete privacy and in harmony with the surrounding landscape.

The current historic center preserves remarkable evidence of the past, such as beautiful churches and monuments suspended between bridges overlooking the canals, first and foremost the 17th-century Trepponti, the ancient gateway to the city consisting of three front staircases and two rear staircases: it is the symbol of Comacchio par excellence.

The famous Comacchio Valleys are also part of the territory, a wetland known for fishing (primarily eels) and numerous salt pans. Typical of these areas are the so-called fishing huts, made of poles, straw, and marsh reeds. These structures served both as fishing stations and as lookout stations for surveillance against illegal fishing. The local flora and fauna are also important, with the latter boasting up to 300 species of birds such as flamingos and kingfishers.

Not far from Comacchio are the so-called “seven beaches,” of which Lido degli Estensi is a part, 25 km of coastline on the Adriatic Riviera characterized by very shallow waters ideal for children, the elderly, and families. Comacchio is therefore an ideal place to live, as it offers many cultural and natural attractions, satisfying the needs and requirements of everyone. Furthermore, its strategic location makes it easily accessible from northern and central Italy.

Over 36 meters high, "Terrazze sul Mare" will be the tallest building in the municipality of Comacchio and the Ferrara beaches.
The 12-story building covers 4,500 square meters with large spaces and, above all, large terraces, from which it derives its name. Terrazze sul Mare will be an exclusive residence, completely earthquake-proof and with high energy-saving performance (class A2). Finished to a high standard, it will be equipped with two modern, high-speed elevators to quickly reach the upper floors and a reception and concierge service.

Energy efficiency

Contemporary buildings are designed and constructed to minimize waste. Proper thermal insulation is essential to ensure good performance and avoid unnecessary energy waste due to excessive heat loss. To address this critical issue, a layer of insulating material is installed by applying external cladding. The thermal cladding of "Terrazze sul Mare" prevents the heat produced by the underfloor heating from escaping outside during the winter, while in summer it ensures a constant temperature inside the home that is lower than the outside temperature.
Thermal insulation provides greater comfort in the home, with temperatures that remain constant throughout the day and significant energy savings. All this is achieved thanks to the use of aluminum window frames, which also have sound-absorbing properties, meaning they dissipate external noise. They also have excellent resistance to atmospheric agents and fire and, on a practical level, they are durable without requiring any special maintenance and are easy to clean.
Earthquake safety

The seismic improvement work allows the building to be classified as earthquake-proof. The set of actions and measures were designed and implemented in order to increase the building's seismic resistance, thus reducing the risk of damage during an earthquake.
